Amoco Station Gets OK To Add a Carwash
THE OWNERS OF the Amoco station at 4th Street N and 22nd Avenue now have the city's permission to add a car wash to their facility, and to put a retail business into a vacant outbuilding.
The plans are to add a one-bay automatic carwash on the 22nd Avenue side of the property, immediately east of the car-repair bays.
The outbuilding, which faces 4th Street N and is south of the alley that divides the property, will be remodeled to resemble the main service building.
These plans were approved in October by the city Economic Development Commission (EDC). Risser Oil, which operates the gas station, still must get the normal building permits before construction can begin.
ALSO AS PART of the plan, new landscaping will be added to improve the esthetics of the property and the parking lot will be upgraded.
In response to concerns of neighbors, a "No Left Turn" sign will be placed on the property's exit onto 21st Avenue N. Also, a "Do Not Enter" sign will be placed on the alley where it meets the east end of the property. Both of these signs will be aimed at limiting traffic into the neighborhood from the gas station.
During the past several years representatives of Risser Oil have brought various plans to meetings of the North Shore Neighborhood Association and have attempted to answer concerns raised at those meetings.
THE CURRENT PLAN was supported by the association Board of Directors.
Some earlier plans called for a larger scale redevelopment of the property with a more modern and higher volume service station. According to Risser spokesman Steve Miller, those plans are on hold indefinitely.
Mr. Miller said Risser plans to lease the now vacant outbuilding to a retail or commercial business, but no tenant has yet been signed. Whatever business ends up in the building would have to meet current zoning codes for the property.
The EDC meets on the first Thursday of each month at City Hall to review site plans for commercial developments in the city.
